We do not charge our homeowners any hidden charges or fees. Our easy-to-read owner statement will clearly show rental income, our commission, and any other agreed upon services or work orders. We do not charge our homeowners for housekeeping fees (tenant charge) or any convenience or credit card fees.

Professional Cleaning Program

We have a full-time housekeeping coordinator that will ensure that your home is properly cleaned before and after each guest use. Our cleaning standards are high, and we hire our cleaners on a very selective process and require them to operate upon terms of a written contract. After the clean our independent inspectors will inspect their work to guarantee that it meets our standards.

Our inspectors are NOT affiliated with our cleaning companies. Our inspectors will inspect your home to make sure it is well-kept and clean in preparation for upcoming guests.

Convenient Office Check-in Location

Coastline Realty Vacations is located in the Topsail Way Shopping Center (Food Lion) in Sneads Ferry, just before the highrise bridge that leads over to North Topsail Beach. This means that you have to pass our office in order to get to the beach as we are on the main thoroughfare leading over to North Topsail Beach. If there is ever one place that every guest and homeowner must visit several times per week it is Food Lion which is the only grocery store in close proximity to North Topsail Beach. Our guests and homeowners alike love the fact they can check-in and pick up their check-in packet (keys/key codes/parking passes and pool passes etc.) and then walk right down the sidewalk to Food Lion, and get their weekly supply of groceries, all in one stop. Everyone understands the difficulty of getting on and off the Island on Saturdays therefore our convenient office location eliminates that issue all together.

Property Protection (Checking ID’s at Check-in)

At check-in we require valid IDs to match the actual name on the reservation form. One of our main purposes is to protect our homeowner’s property as it is a major investment. If we did not require guests to stop by the office to pick up their check-in packet and show their ID, we feel we would be doing the homeowner a huge injustice. There are many contractual obligations that a guest must agree to before booking a property. One in specific is they must be at least 25 years old to sign a contract. With today’s technology they can get around that if there are no checks and balances by the management company. We do not want a group of young spring breakers to book one of our properties online and possibly bypass the rental check-in office only to go directly to the home and create massive damage for the week. They could potentially bring in a pet to a non-pet property as well as other negative issues. We at Coastline Realty Vacations go above and beyond in taking great care of our homeowner’s property and by simply checking ID’s, it closes the door to many issues that could negatively impact a property.

Storm Prepping our Properties

When it comes to Hurricane Season we are always on-call and have to make quick decisions if there is a threat from an approaching storm. We have dealt with this many times over the years and it is very important in protecting our properties. Once our area is in the hurricane cone we jump into action. First, a mass email will go out to our homeowners letting them know our plan and finding out if they want to be placed on a list to be boarded up. We immediately start preparing the decks of homes and securing any and all items that can become airborne such as deck chairs, grills, hot tub covers, etc. We are also working with the board-up crew to send them updates on owners that want to be added to the board- up list. We only have a short window of opportunity on all that has to be done as the town will close down the bridge once the wind reaches 45 mph sustained. It is very difficult to board up a home during high winds as a sheet of plywood is 4 X 8 feet and it’s almost like holding a parachute in the air. Once we have finalized all prepping that can be done based on the window of opportunity available, we wait for the hurricane to pass as the Island will be closed down until the town decides to open it back up for owners and management companies. Once opened, we will be and have been for years one of the first in line to enter the island. We will start immediately at one end and start a drive-by of each of our properties. We will take a photo as we drive by and immediately send it to the homeowner just to give them some peace of mind and letting them know that everything looks ok, if that’s the case. We also let them know if we see any damage that needs to be addressed. We let them know in that same communication that we will be coming back by to enter the house and look for any water intrusion. We send our homeowners a report of our findings and if need be, they can arrange to have their insurance adjuster contact us for entry in filing a claim.

Once all this is completed, we start reversing all the previous work that was completed in order to prepare for the storm such as removing boards and placing chairs etc. back on the decks. There could also be an additional layer to all this, there could be tenants in all the properties and with that, if there is a mandatory evacuation order placed by the town, we have to make sure all the tenants are safely removed while we are trying to prep the house at the same time. Over the years we have mastered this approach and our homeowners have commented many times on how pleased they were when everything was completed. Simply stated – We are willing to do, what others are not.

Yes, only a signature is required to get started. We have found that many property owners worry about changing to a new management company. At Coastline Realty Vacations, we make the transition smooth and simple for clients joining us from other companies. Existing reservations are always honored so no income is lost. We even have the ability to help capture the previous years of repeat renters so they will continue to return to YOUR property even though you may have transferred to our company.

That is NOT true! At Coastline Realty Vacations we offer a flexible rental calendar. You can rent your home as much or as little as you like. You can block out certain weeks for personal use simply by calling the office and speaking to one of our staff members.

Most homeowners keep their private linens in a locked owners closet for personal use. For guests, linens are provided for all rented periods and weeks. We have found over the years that guests expect properties to be set up when they arrive so they don’t have to worry about extra items to rent or bring from home. The other benefit from having linens provided, there is less chance of tenants bringing linens from home that could possibly be infested with bed bugs which could put your property out of operation sometimes for weeks. Our linens arrive at the home freshly sanitized and shrink-wrapped which displays a sense of clean and fresh.

The cleaning is paid for by the guest. If an owner is utilizing their property they will pay for the cleaning after their departure. Owners can arrange that with the housekeeping coordinator at the office.
